Design Build Seach are working closely with a developer who are going through an exciting period of growth. Due to a strong pipeline of projects across Leinster they have an opening for a Senior Quantity Surveyor. The successful applicant will lead and Manage a team of Quantity Surveyors to ensure all commercial aspects of the business are managed effectively.Requirements:Degree Qualified In Quantity Surveying or related field10 + years post college QS experience10+ years residential experiencePrevious experience with developer or main contractorDuties and responsibilities include:Ensure a process is in place for regular reporting and daily/weekly commercial/QS/purchasing functions which are carried out in line with the business needsDevelop processes and systems to streamline business operationsDeveloping and drafting various reporting types; internally and for investors/funders/bank monitors and others.Developing business cases, including development appraisals, cost plans and other functions with the development team.Overseeing feasibility appraisals, consultant procurement, due-diligence and delivery program.Responsible for cost controlling costs on all projects and ensuring budgets are achieved.Monitoring budgets and timescalesCoaching, mentoring and training staffReport directly to and support the Managing Director on various issues.Working across all functional areas in context of contractual, commercial and project management issuesFull support to both construction and development teams plus other duties when requiredManagement of the Client relationships from a commercial perspective and ensuring all final accounts are agreed, whilst retaining the business relationship.Proactive engagement with the Construction Director on all live projects, to ensure the business goals are achieved and the commercial interest of the company are protected.Monitoring projects through design stage and working with the design team to ensure project deliverables are achieved and project risks are minimised.Issuing tender queries and preparation of tender reports and letting of sub-contract packagesPreparing progress applications and cost reports, and monthly management accounts for each project.Reporting to management on the financial progression of projectsVetting all main contracts and negotiations of the commercial risks with perspective clientsGeneral participation in management issues of the company.Support the Construction Director and take responsibility for the commercial assurance of the projects under management.The Commercial Manager will provide commercial assurance of project margin performance through accurate forecasting and identification of issues giving rise to commercial risk, management of commercial performance and cash flow.Reviewing and commercial management of all projects, to ensure accurate and reliable reportingProvide Data and analysis of issues & risks as required by Management.Ensure compliance with Contract Programme /Schedule and provide weekly reports to construction team on planned versus actual progress.Ensure Construction Team is adhering to all Contractual Requirements and providing advice and monitoring of same.
