Clerk of Works – Job Description (two days per week, €58,000 pro rata)
Project Overview
The project involves design and construction of a new 12-classroom primary school for the Department of Education in Knockanean, Ennis, County Clare. The proposed development has a gross internal floor area of 2,090 sqm and includes teaching, administrative, and communal facilities. The new two-storey building will provide modern, energy-efficient educational accommodation and will replace the existing school buildings, which have been fully vacated for the duration of the works. Work commenced on site on 14th July 2025, with completion scheduled for handover at the end of the construction programme.
The school site, measuring approximately 1.34 hectares, is located to the east of Ennis in a rural setting. It is a long, narrow plot with a north–south orientation and limited access from the southern end. The surrounding context includes residential and agricultural properties, and the site interfaces with existing playing pitches to the north, which are to be retained and integrated into the final development. External works will include car and bicycle parking, bus drop‑off zones, junior and senior play areas, ball courts, landscaped terraces, and enclosures for utilities and waste storage. The works also include the refurbishment of an adjacent overflow car park and necessary upgrades to the existing wastewater treatment plant.
Responsibilities
 * Act under the instruction of the Employer’s Representative to monitor quality, progress, and coordination of site activities.
 * Ensure the contractor delivers works in accordance with the contract documents, design intent, and safety standards.
 * Maintain regular site presence (typically two days per week) and provide weekly written and photographic reports detailing progress, quality issues, and emerging risks.
 * Attend weekly progress meetings and other site or design coordination meetings.
 * Conduct quality auditing, review materials and workmanship, verify compliance with specifications.
 * Witness testing and commissioning, liaise with Design Team, PSDP, PSCS, utility providers, and contractor for information flow and delay mitigation.
 * Assist with BCAR inspections, review method statements, verify as-built documentation, coordinate snagging and post-completion maintenance planning.
 * Act as liaison between contractor and end user during fit‑out and service demonstrations.
 * Support Employer’s Representative in day‑to‑day contract administration and compliance matters, including statutory and regulatory approvals.
 * Maintain clear communication channels among all project stakeholders.
Requirements
 * Experience in construction site supervision or Clerk of Works role.
 * Knowledge of contract documents, design intent, safety standards, and quality management.
 * Strong communication and reporting skills.
 * Ability to coordinate with design teams, contractors, and utilities providers.
 * Understanding of statutory and regulatory approval processes.
