We are seeking an experienced Commercial Construction Manager to oversee all the commercial activities of our projects and lead our team of Quantity Surveyors & Estimators. The senior role acts as the financial and contractual lead on projects, ensuring they remain profitable and in compliance with all contract requirements. The Commercial Manager will work closely with the Managing Director and Project Teams to maximise project value and mitigate risks.
Responsibilities
* Lead and mentor the QS team, overseeing cost estimation, budgeting, and financial reporting for all projects.
* Oversee project cost management, including preparing and approving budgets, monitoring expenditures, and identifying cost-saving opportunities.
* Ensure all projects meet their contractual obligations and address any contract issues or disputes that arise, protecting the company’s interests.
* Develop and manage procurement strategies: assist in negotiation of major sub-contractor and supplier contracts and oversee their performance.
* Conduct commercial risk assessments for projects and implement mitigation strategies to manage financial and legal risks.
* Collaborate with Project Managers on cash flow forecasting and variation management to ensure projects are delivered within budget and to agreed timelines.
* Provide high-level commercial advice to senior management, contributing to strategic decisions on project bids, tendering, and overall company financial planning.
Qualifications
* Bachelor’s degree in Quantity Surveying, Construction Economics, or a related field.
* Extensive experience (approximately 10+ years) in construction commercial management or senior quantity surveying roles, with a track record of successful project delivery.
* Strong knowledge of construction contracts, costing, and industry regulations. In-depth understanding of various forms of contracts (e.g., RIAI, Public Works) and legal terms.
* Excellent leadership and team management skills, with the ability to oversee a team of professionals and multiple project finances simultaneously.
* Exceptional negotiation and communication skills for dealing with clients and other stakeholders.
* Analytical and detail-oriented mindset, with proven ability to manage multiple projects and meet tight deadlines.
* Proficiency in financial analysis and project management software (advanced Excel skills, QS/cost management tools, etc.).
* Chartered Status (e.g., MRICS/MSCSI or equivalent) is highly desirable, as is familiarity with Irish construction standards and practices.
