Job Summary:
As Repairs Inspector you role is to ensure that responsive, cyclical, and minor works repairs are delivered to the highest standards of quality, safety, and value for money.
The Repairs Inspector acts as the key link between tenants, contractors, and internal teams, inspecting works, diagnosing defects, and ensuring timely, cost-effective solutions that maintain homes in good condition and meet legal and customer standards.
The following list is typical of the level of duties which the post holder is expected to perform or be responsible for. It is not necessarily exhaustive and other duties of a similar type and level may be expected from time to time. The post holder will be responsible for a combination of the objectives described below and annual KPIs dependent upon the requirements of the organisation.
KEY RESPONSIBILITIES (Functional):
Responsive Repairs and Maintenance
* Inspect reported repairs to diagnose faults and determine appropriate remedial works.
* Prepare specifications or repair orders using standard schedules of rates.
* Approve and instruct contractors to carry out works within agreed budgets and timescales.
* Undertake post-inspections to verify quality, specification compliance, and customer satisfaction.
Quality Control and Compliance
* Ensure all works meet relevant regulations, standards, and policies.
* Identify any breaches of health and safety or compliance issues and take prompt action.
* Conduct quality assurance inspections of contractors' work and provide feedback to improve performance.
Customer Service
* Communicate clearly and empathetically with customers to explain repair processes, timescales, and responsibilities.
* Attend appointments or meetings with tenants to assess property issues.
* Resolve complaints or disputes around repair quality, delays, or service delivery.
Contractor and Performance Management
* Monitor and evaluate contractor performance against KPIs (e.g., right first time, completion times, satisfaction).
* Challenge poor performance, authorise corrective actions, and ensure continuous improvement.
* Verify and authorise contractor invoices or variations as appropriate.
Health, Safety and Compliance
* Ensure works are carried out safely and in line with health and safety legislation.
* Report safeguarding concerns, hazards, or non-compliance immediately.
* Keep up to date with asbestos awareness, gas safety, electrical testing, and other statutory compliance matters.
Data, Reporting and Systems
* Record inspection results, photographs, and works information in housing management or asset systems.
* Provide performance and trend data on repair categories, costs, and contractor performance.
* Support asset management and stock condition data collection.
* Maintain accurate records of inspections, specifications, and completed works.
* Update property databases, asset management systems, and compliance registers.
* Provide performance reports on void turnaround, quality, and cost.
Collaboration and Stakeholder Coordination
* Work closely with housing officers, asset teams, and customer service colleagues.
* Contribute to reviews of policies, procedures, and contractor frameworks.
* Identify recurring repair trends or underlying causes (e.g., condensation, design faults) and suggest long-term solutions.
* Liaise with housing officers, lettings teams, contractors, and customers to ensure smooth handovers.
* Communicate clearly regarding expected timescales and standards.
* Support strategic asset management and stock condition data updates.
KEY RESPONSIBIITIES (Organisational):
* Provide input into the Operational plans.
* Adopt a collaborative and supportive approach, maintaining up to date professional knowledge and providing advice and assistance to colleagues as required.
* Provide statistical data, information, and testimonials for annual report.
* In all aspects of the company's work, promote effective communications, excellence in customer service, and a focus on continuous improvement.
* Be pro-active in the development and maintaining of strong networks and relationships with colleagues and in other organisations and agencies, to ensure excellence in service delivery.
