The Employee's key duties shall include (but not limited to)
:
* Setting rents on stabilized assets/properties in line with Government and/or RTB legislation for rental increases.
* Working with the Property Management team, which may be outsourced, to set and serve annual rent reviews where appropriate and in line with internally approved business plans.
* To promote a healthy working relationship with the Property Management team, which will constantly interact on key handovers, maintenance items and re-lettings.
* Create, implement, and maintain a robust process for tenant application approvals – ID verification, reference checks and any other pre-tenancy work.
* On-going accurate input of information into Occu systems and software (i.e. Yardi Voyager, CRM, Rent Café).
* Manage the efficient daily running of the Occu-Yardi CRM system and live database.
* Checkout and turnover of vacant properties in conjunction with our Occu Services team.
* Provide exceptional service, communication and support for applicants and residents.
* Assist in the coordination of general marketing and upload of new schemes and turnover lettings to the Occu website and portal sites.
* Processing tenancy files from point of registration to move in.
* Registering new applicants, organising, and carrying out viewings.
* Arranging a smooth collection of reference gathering and arranging reference checking.
* Providing general support for the wider leasing department as and when required.
* Arranging deposit tracking and issuing receipts.
* Assist the property manager with the rent review process as and when required.
* Ensuring accuracy of inventory schedules.
* Promoting the brand and strong culture within the Occu business.
* Negotiating leases and contractual terms between Occu and prospective applicants.
* Managing relationships with all stakeholders such as Occu clients, residents, investors, colleagues, and other parties that may interact with the Occu business.
* Carry out property inspections (as per Client contractual requirements).
* Dealing with conflict situations, demonstrating confidence and ability to deal with complex matters in a professional and efficient manner.
* Produce monthly and quarterly reports (or as required) by senior management or clients in accordance with agreed client requirements and timelines.
* Create and nurture relationships with large multinational companies and relocation agents.
* Ensuring compliance with Residential Tenancy Act 2004, Health & Safety Legislation, Fire Services Act 1981, Occupiers Liability Act 1995, Waste Management and Litter Pollution Acts and Data Protection Act.
* Achieving set KPI's (annual).
* Office-based with occasional site visits as required.
* Standard working hours 08.30 to 17.30hrs, Monday to Friday, with flexibility during peak periods or emergencies.
