Intermediate Quantity Surveyor Residential Development (Mullingar) Location: Mullingar, Co.
Westmeath Project: 95-unit residential development including apartment block, duplex units, semi-detached homes, crche, roads and services About the Project A major 95-unit residential development is currently underway in Mullingar.
The project comprises: A 3-storey apartment block (16 units) 43 duplex/apartment units 36 semi-detached 3 and 4-bed homes A crche facility New primary access road connecting to the Primary Care Centre access road Hard and soft landscaping, estate roads and services Open space areas totalling approximately 6,788 sqm Planning approval for the development was granted by Westmeath County Council, including a material contravention of the Mullingar Local Area Plan to facilitate the scheme.
Role Overview Our client is seeking an Intermediate Quantity Surveyor to join the project team and take commercial responsibility across key areas of the development including cost planning, procurement, subcontractor management and financial reporting.
The successful candidate will work closely with the Senior QS and Project Manager to ensure the project is delivered on time, within budget and to a high standard.
Key Responsibilities Cost Management and Reporting Manage project costs from initial tender through to final account Prepare monthly valuations, cost reports, cashflow forecasts and cost-to-complete analysis Monitor budgets across apartments, duplex units, housing elements, roads, services and the crche facility Track variations, contractual claims and commercial risks Procurement Lead procurement of key subcontract packages including groundworks, civils, concrete, brickwork, M&E, joinery, landscaping and finishing trades Prepare BOQs and tender documentation Conduct tender evaluations and negotiate subcontract terms Subcontractor Administration Administer subcontract orders and manage subcontractor accounts from appointment through to final account Assess and certify subcontractor payment applications Ensure compliance with contract documents, programme requirements and project specifications Contract and Compliance Support adherence to Public Works Contracts (where applicable) or private sector contract forms Ensure works align with planning conditions including estate roads, stormwater requirements, open space provision and access road design Project Coordination Work closely with the site team on progress tracking, cost control and contract administration Assist with value engineering initiatives where appropriate Support preparation of handover documentation and certification requirements Candidate Profile Qualifications and Experience Degree in Quantity Surveying or equivalent 36 years experience in a Quantity Surveying role, ideally with a main contractor or developer Experience working on residential multi-unit developments is highly desirable Strong understanding of procurement, cost planning, construction methods and commercial management Good Excel and QS software capability Personal Attributes Strong commercial awareness and analytical ability Highly organised with the ability to manage multiple subcontract packages Professional, collaborative and solutions-focused
