You will be responsible for the comprehensive management of approximately 1 million square feet of commercial real estate, comprising a diverse portfolio of properties leased to state agencies and commercial tenants. The role involves overseeing day-to-day operations, tenant relations, financial performance, and maintenance of the properties to ensure high tenant satisfaction, operational efficiency, and alignment with ownership objectives, vision and values. 2.The Role Key Responsibilities: Property Operations Oversee daily operations of all assigned properties, ensuring compliance with regulations. Coordinate and supervise maintenance, repairs, and capital improvement projects, ensuring timely completion within budget. Implement and monitor preventive maintenance programs to enhance property longevity and reduce operational costs. Conduct regular property inspections to ensure safety, cleanliness, and adherence to lease agreements. Tenant Relations Serve as the primary point of contact for tenants, addressing inquiries, concerns, and service requests promptly. Negotiate lease renewals, amendments, and new leases in coordination with legal advisors and Company Directors. Foster strong tenant relationships to maintain high occupancy rates and tenant satisfaction. Resolve tenant disputes or issues efficiently, ensuring compliance with lease terms. Financial Management Prepare and manage annual operating and capital budgets for each property, ensuring alignment with financial goals. Monitor and analyse property financial performance, including rent collection, expense control, and variance reporting. Approve invoices, manage service provider contracts, and ensure cost-effective service delivery. Provide regular financial reports to ownership, highlighting key performance metrics and recommendations. Service provider and Contract Management Solicit, negotiate, and manage contracts with providers for services such as landscaping, janitorial, security, and HVAC maintenance. Ensure service providers meet performance standards and comply with contractual obligations. Maintain a network of reliable service providers to support property needs. Compliance and Risk Management Ensure properties comply with all applicable codes, regulations, and environmental standards. Manage insurance requirements, including tenant compliance with lease-specified coverage. Implement risk management strategies to mitigate liabilities and ensure occupant safety. Team Leadership Supervise and mentor on-site property management staff, including assistant property managers, maintenance technicians, and administrative personnel. Coordinate with third-party service providers, such as leasing agents and legal counsel, to achieve property objectives. Foster a collaborative and professional team environment. 3. The Individual Qualifications: Education Bachelors degree in Real Estate, Business Administration, Finance, or a related field. Advanced certifications (e.g., CPM, MPM etc.) are highly desirable. Experience Minimum of 5 years of experience in commercial property management, with at least 3 years managing properties of comparable size (500,000+ square feet). Proven experience managing a diverse tenant base, including government agencies and commercial clients. Demonstrated success in lease negotiations, budget management, and tenant relations. Skills Strong financial acumen with experience in budgeting, forecasting, and financial reporting. Excellent communication and interpersonal skills to manage tenant and service provider relationships. Proficient in property management software (e.g., Yardi, MRI, or AppFolio) and Microsoft Office Suite. Ability to multitask, prioritize, and manage complex projects under tight deadlines. Knowledge of local real estate markets, building codes, and regulatory requirements. Team oriented and problem solver. Fast-paced environment requiring adaptability and problem-solving. Other Requirements Valid drivers license and ability to travel between properties as needed. Availability for occasional after-hours or emergency response. 4. The Package Salary range of €70,000 - €90,000 per annum, commensurate with experience with potential for growth over time. Discretionary performance-based bonus to be agreed in due course.
