Associate Director @ DesignBuild Search | Leadership, Recruitment
Design Build Search is working closely with a rapidly expanding developer undergoing an exciting period of growth. Due to a strong pipeline of projects across Leinster and Munster, they have an opening for a Commercial Manager. The successful applicant will lead and manage a team of Quantity Surveyors to ensure all commercial aspects of the business are managed effectively.
Requirements:
* Degree Qualified in Quantity Surveying or related field
* 10+ years post-college QS experience
* 10+ years residential experience
* Previous experience with a developer or main contractor
Duties and responsibilities include:
* Ensure a process is in place for regular reporting and daily/weekly commercial/QS/purchasing functions aligned with business needs
* Develop processes and systems to streamline business operations
* Developing and drafting various reporting types; internally and for investors, funders, bank monitors, and others
* Developing business cases, including development appraisals, cost plans, and other functions with the development team
* Overseeing feasibility appraisals, consultant procurement, due diligence, and delivery program
* Responsible for cost controlling on all projects and ensuring budgets are achieved
* Monitoring budgets and timescales
* Coaching, mentoring, and training staff
* Reporting directly to and supporting the Managing Director on various issues
* Working across all functional areas in contractual, commercial, and project management issues
* Providing full support to both construction and development teams, plus other duties when required
* Managing client relationships from a commercial perspective and ensuring all final accounts are agreed, while maintaining the business relationship
* Proactively engaging with the Construction Director on all live projects to ensure business goals are achieved and commercial interests protected
* Monitoring projects through design stages and working with the design team to ensure project deliverables and risks are minimized
* Issuing tender queries, preparing tender reports, and letting sub-contract packages
* Preparing progress applications, cost reports, and monthly management accounts for each project
* Reporting to management on the financial progression of projects
* Vetting all main contracts and negotiating commercial risks with prospective clients
* Participating in management issues of the company
* Supporting the Construction Director and ensuring commercial assurance of projects under management
* Providing commercial assurance of project margin performance through accurate forecasting and risk management
* Reviewing and managing all projects to ensure accurate and reliable reporting
* Providing data and analysis of issues and risks as required by management
* Ensuring compliance with contract schedules and providing weekly progress reports
* Monitoring contractual requirements and advising the construction team accordingly
