As part of our strategic expansion in the Munster region, we are seeking a driven Project Manager to lead a high‑profile residential development in Midleton.
THE ROLE
This role offers a significant opportunity for a Project Manager who values autonomy and professional ownership. You will have overall responsibility for the project lifecycle—from inception to final handover—ensuring the highest standards of site safety, quality management, and budget control. A central focus of this position is the strategic management of statutory compliance and acting as the primary lead for Local Authority and design team engagement.
KEY RESPONSIBILITIES

Lead the delivery of a major residential scheme, ensuring the project remains on schedule and within budget.
BCAR Management: Full oversight of the Building Control Management System (BCMS) process, ensuring all Ancillary Certificates are collected, verified, and uploaded for phased completions.
Local Authority Liaison: Serve as the key point of contact for Cork County Council regarding Commencement Notices, site inspections, and the Certificate of Compliance on Completion.
Statutory Compliance: Maintain rigorous adherence to Health and Safety legislation, Building Regulations, and company quality procedures.
Coordination and Reporting: Manage project programming, progress reporting, and cash flow forecasting while coordinating service connections with Irish Water and other utility providers.
Leadership: Managing subcontractors and site personnel to foster a high‑performance, collaborative site culture.

REQUIRED SKILLS AND EXPERIENCE

Relevant degree in Construction Management, Civil Engineering, or a related field.
Proven experience as a Project Manager on residential projects valued over 10m Euro.
In‑depth knowledge of Building Control (Amendment) Regulations (BCAR) and experience working with Assigned Certifiers.
Demonstrated experience dealing with Local Authorities regarding planning conditions and site compliance.
Strong contractual and technical knowledge with a specific focus on high‑quality residential finishes.
Excellent communication and stakeholder management skills.
