About this Role
We are seeking a highly skilled and experienced Estate Manager to oversee the operational and business management of our estate. This is a full-time position based on-site, responsible for ensuring the smooth running of the estate and residential block common areas.
This role involves leading and developing an onsite team through training, mentoring, and performance reviews to ensure exceptional service delivery. You will also be responsible for liaising with residents to establish positive relationships and ensure their needs and expectations are consistently met.
1. Oversee the day-to-day operations of the estate and residential blocks, ensuring all aspects are managed effectively.
2. Develop and implement strategies to improve services and resident satisfaction.
3. Liaise with contractors and suppliers to ensure seamless execution of maintenance and repair works.
4. Manage and coordinate resident communications, including newsletters, signage, and the resident portal.
5. Coordinate bookings for tenant amenity areas and supervise third-party contractors attending site.
6. Monitor and review contractor performance, ensuring compliance with health and safety protocols.
7. Implement and oversee Planned Preventive Maintenance (PPM) for all mechanical and electrical systems.
8. Manage car park systems, including access control, CCTV, lighting, and EV charging infrastructure.
9. Ensure equipment maintenance is carried out efficiently and effectively.
10. Conduct regular inspections of common areas and arrange for remedial works to maintain high standards.
11. Coordinate and implement estate events, including operations, budgeting, and marketing support.
12. Work closely with stakeholders to deliver sustainability initiatives and achieve accreditation targets.
13. Keep stakeholders informed of all onsite operations and liaise with local authorities as required.
14. Respond promptly to emergencies, maintaining and reviewing associated procedures.
15. Ensure compliance with relevant Health & Safety, Fire Safety, and GDPR requirements.
16. Manage PO approval, invoice processing, and assist in preparing the annual Service Charge Budget.
17. Handle insurance claims, report incidents, and respond to requests as necessary.
18. Maintain up-to-date knowledge of local amenities and luxury service providers to enhance the resident experience.
