Cleaning & Painting Duty Manager

Location: South East Region / Co. Waterford

Employer: Emerald Asset Management (and related group companies)

Contract: Full-Time, Permanent

Hours: Approx. 32.5 hours per week

Working Hours

* Monday & Tuesday: 23:00 – 09:15 (Overnight)
* Saturday: 09:00 – 19:30

(Hours may vary in line with operational requirements.)

Role Overview

Emerald Asset Management is seeking a reliable, capable, and detail-focused Cleaning, Maintenance & Overnight Duty Manager to support the safe operation of a residential accommodation service for families.

This is a dual-responsibility role. The primary function is to deliver high-quality cleaning and painting works across the property. In addition, the post holder will act as the sole on-site Duty Manager, with responsibility for supervision, safeguarding oversight, emergency response, access control, and incident reporting.

At times, the post holder will be the only staff member on site, particularly during overnight shifts. The successful candidate must therefore demonstrate sound judgement, calm decision-making, professionalism, and a strong understanding of safeguarding responsibilities.

Senior management are available remotely at all times and can attend site if escalation or additional support is required.

Key Responsibilities

1. Cleaning, Maintenance & Painting (Primary Role)

* Carry out daily and deep cleaning of:
* Communal areas
* Bedrooms
* Bathrooms
* Offices and staff areas
* Maintain consistently high standards of hygiene and presentation
* Paint bedrooms, corridors, and communal areas to a neat and durable professional standard
* Prepare rooms for new occupants, including cleaning, painting, and presentation
* Identify and report maintenance or repair issues promptly
* Use cleaning products, tools, and equipment safely and appropriately
* Work independently with initiative and attention to detail

2. Overnight Duty Manager Responsibilities

Safety, Supervision & Safeguarding

* Maintain oversight of the safety and wellbeing of children and families on site, particularly during overnight hours
* Remain alert to safeguarding and welfare concerns, including:
* Accidents, injuries, or illness
* Environmental or behavioural risks
* Take appropriate and proportionate action where safety or welfare concerns arise
* Follow all Child Safeguarding Policies and Procedures
* Escalate safeguarding concerns immediately to senior management
* Maintain professional boundaries at all times

Emergency & Incident Response

* Respond promptly and appropriately to fire alarms (Fire Warden training provided)
* Respond to medical or health emergencies, including contacting emergency services
* Manage incidents calmly and professionally in line with procedures
* Contact senior management as required and complete clear written incident reports

Site & Access Management

* Operate and monitor the duty phone
* Open and secure entry gates as required
* Sign in approved visitors
* Respond to urgent operational issues during the shift
* Ensure the property remains secure overnight

Communication & Resident Support

* Communicate clearly and respectfully with residents in competent spoken and written English
* Provide appropriate assistance to residents overnight within professional boundaries
* Accurately record and relay information to senior management following incidents or concerns

Health, Safety & Professional Conduct

* Follow all Health & Safety policies, fire safety procedures, and safe systems of work
* Comply fully with safeguarding, confidentiality, GDPR, and data protection requirements
* Participate in required training, supervision, and performance reviews

Essential Criteria

* Proven experience in professional cleaning and/or painting
* Ability to paint rooms to a neat, durable, and good-quality standard
* Physically fit and capable of manual work
* Excellent attention to detail and high standards of cleanliness
* Ability to work independently overnight
* Competent spoken and written English
* Calm, reliable, and responsible in emergency situations
* Awareness of child safeguarding responsibilities
* Willingness to undertake required training (Fire Warden, Safeguarding, Duty Management)

Desirable Criteria

* Experience in residential accommodation, hospitality, or care settings
* Previous overnight or duty management experience
* Familiarity with environments supporting families and children

Salary & Accommodation

* €17.00 – €19.00 per hour (DOE)
* Subject to availability and overall package, accommodation may be provided under licence only, and only where a BIK exemption applies
