Our client are seeking an experienced, energetic
Head of Residential Asset Management
to lead their residential team.
Reporting directly to the Managing Director, this is a pivotal leadership role responsible for maximizing the financial performance and ensuring the smooth, compliant operation of the entire residential portfolio across Ireland (primarily centred around Dublin).
The successful candidate will be a proven team leader, highly organized, and thrive in a fast-paced environment.
The Role
Key Responsibilities
Team Leadership & Strategy
: Lead and mentor a team of Property Managers and Administrators to achieve key business targets set by the Managing Director.
Manage team performance, ensuring high standards in all aspects of property administration and tenant management.
Assist in setting and implementing the
marketing strategy
for lettings through effective engagement with estate agents.
Maximize Return on Investment (ROI)
by continuously reviewing asset performance with the Commercial Team.
Maintain optimal cash flow by working closely with the Commercial Team on budget preparation.
Be accountable for
rental income collection
, aggressively minimizing arrears and ensuring on-time payments.
Supervise
vacant unit turnarounds
and move-out procedures to ensure void days are kept to an absolute minimum.
Negotiate and re-gear residential rents in line with market dynamics.
Compliance & Operations
Oversee all facility management, including
Planned Preventative (PPM) and Reactive Maintenance
programs, liaising with commercial and maintenance teams.
Ensure strict compliance with all statutory and regulatory obligations, including specific requirements under the
Residential Tenancies Board (RTB)
.
Manage third-party contractors, utility transfers, and the approval of invoices and expenditure within budget.
Supervise the coordination of AGMs and statutory obligations for Owners' Management Companies (OMCs).
Manage accident and emergency procedures, ensuring adherence to the Group Insurance Policy.
Knowledge and Experience Required
Minimum 3-5 years' experience
in a Property Management or Asset Management leadership role.
Relevant qualification in a property-related discipline.
Exceptional
Leadership, Organisational, and Communication
skills.
Proven ability to manage teams and thrive in a high-pressure, high-volume office environment.
